An interest-free loan to buy a new home – living in Wigan has never been more rewarding

The scheme, in short

If you live or work in Wigan, or you’ve got close ties to the borough, you could be eligible for an interest-free loan of up to 30% to help you buy a new-build home there. The Wigan Council Affordable Homes Equity Loan Scheme is a bit of a mouthful to say, but it could take the bite out of getting onto the property ladder as a first-time buyer or moving to a better home for your lifestyle.

Here’s the lowdown:

  • You’ll need to meet one of the eligibility criteria set by Wigan Council (we’ll explain what these are in the next section)
  • You'll put down at least 5% deposit and get a mortgage for the rest of the home purchase price that the loan doesn’t cover
  • You’ll own 100% of your home with no rent to pay on the ‘loaned’ portion, unlike with shared ownership
  • You’ll pay back the loan after 25 years, or when you sell your home if that’s sooner
  • You can use the scheme if you're already a homeowner, but not to buy a second home or a home you aren’t going to be living in

Who can apply to the Wigan Council Affordable Homes Equity Loan Scheme?

Whether you’re a first-time buyer or a home mover, you could be eligible for Wigan Council’s scheme if you meet one of the following criteria:

  • You currently live in Wigan, and have done for at least the last six months
  • You’ve lived in the borough for at least three of the last five years
  • You work in Wigan or you’ve accepted a job there
  • You’ve got a close family member who lives in the borough and has done for at least the last six months
  • You’re a former member of the Armed Forces and going back to live in Wigan

How do I apply to the Wigan Council Affordable Homes Equity Loan Scheme?

If this scheme is right up your (new) street and you’ve found a home that you want to buy, you’ll apply directly to Wigan Council. As well as completing the application form you’ll be asked to provide various documentation to support your application, including proof of your local connection with Wigan.

You’ll have to pass two financial assessments – first by Wigan Council, and then by an independent financial advisor. This is to make sure your financial circumstances qualify for the scheme and you can afford the home you want to buy.
